Buying a house? Structural red flags to check before you sign

Buying a house in the Sutherland Shire or Illawarra is a big step. Most people look at kitchens, bathrooms and yard size. Fewer people look closely at the structure.

Here are some simple checks you can do, and red flags that tell you it is time to bring in a remedial builder.

1. Look at the brickwork

Walk around the outside of the house and look for:

  • Cracks that run through bricks, not just the mortar

  • Cracks above windows and doors

  • Bricks that bow out or look uneven

  • Rust stains near steel lintels

These can point to movement or failing lintels that may need structural repairs.

2. Check doors and windows

Open and close key doors and windows. Take note if:

  • They stick or jam

  • You see gaps at the top or sides

  • There are wedges or packing pieces used to keep them square

This can be a sign of movement in the structure over time.

3. Look for water damage

Inside the house, look for:

  • Stains on ceilings or near balcony doors

  • Peeling paint or bubbling plaster

  • Musty smells in corners or wardrobes

  • Swollen skirting boards or architraves

These signs can point to balcony leaks, roof issues, bathroom leaks or rising damp.

4. Check balconies and external stairs

Pay attention to:

  • Cracked or loose tiles on balconies

  • Rusty balustrade fixings

  • Ponding water after rain

  • Visible rust or stains on concrete

These can lead to costly remedial work if left alone.

Why bring in a remedial builder early

A general building inspection is a good start, but it may not go into depth on structural defects.

If you or your inspector spot concerns, a remedial builder can:

  • Inspect specific problem areas

  • Explain likely causes and repair options

  • Provide rough cost ranges for structural repairs

This helps you make a clear decision before you sign a contract.
